Luxury Sample Apartment & Sales Office Design at Godrej Sector 49, Gurgaon

Project Summary

This project in Sector 49, Gurgaon, was a collaborative opportunity with Godrej Properties, where our team at Varun Malhotra Designs & Works (VMDW) was asked to design and build their sales office and a fully furnished sample apartment. The space had to do two important things:

1. Represent the quality and values of the Godrej brand
   
   

2. Give future homeowners a real sense of what their life could feel like in a Godrej home
   
   

The project covered around 14,000 sq ft, and our scope included architecture, interior design, furniture, styling, and all technical services (MEP).

Design Goals

As architects and designers, our main focus was on:

• Creating a luxurious and welcoming space that feels modern but timeless
  
  

• Designing smooth flow between all areas so the visitor’s journey feels natural
  
  

• Using high-quality materials that look beautiful and are built to last
  
  

• Making sure all technical systems (MEP) are fully integrated and invisible
  
  

Sales Office Design – Function with Elegance

The sales office is often the first impression for any customer. We designed it to feel professional, elegant, and approachable. The reception opens up to work zones and meeting areas, separated by clear glass to maintain transparency and openness.

• The material palette is warm and neutral – soft wood finishes, stone textures, and subtle lighting.
  
  

• The furniture is custom-designed to reflect Godrej’s brand – simple, functional, and refined.
  
  

• All technical services (AC, lighting, IT wiring) were carefully planned so nothing disturbs the clean design lines.
  
  

Sample Apartment – Designed for Aspiration

A sample apartment needs to tell a story. It should help people visualize their future home—how they might relax, entertain guests, or spend time with family. We made sure every room had a clear design language, while also feeling personal and livable.

Common Spaces – Consistent & Stylish

Even in hallways and transition zones, we maintained a consistent design style. Whether it’s a lounge corner, corridor, or elevator lobby, every detail was thought through.

• We added indoor plants, framed art, and accent lighting to soften the space
  
  

• Ceilings, lighting layouts, and signage were coordinated with the interior finishes
  
  

• Every space supports the overall story—modern, calm, and welcoming
  
  

Behind the Scenes – Structure, Facade & MEP

This wasn’t just about how things look—it was also about how everything works.

• The structure and layout were designed to support flexibility and flow
  
  

• The facade was kept simple but elegant, in line with the Godrej brand
  
  

• HVAC, electrical, plumbing (MEP) were fully coordinated with the interiors
  
  

• We also made sure everything is accessible for maintenance without spoiling the visual design
  
  

Project Process

We followed a complete design-build approach, which means we managed everything under one roof:

1. Design Brief & Planning – Worked closely with Godrej to understand their brand, customer expectations, and functionality
   
   

2. Concept & Detailing – Created layouts, 3D visualizations, material boards, and construction drawings
   
   

3. On-site Execution – Our team handled civil works, furniture installation, lighting, HVAC, and more
   
   

4. Styling & Final Setup – Once built, we styled the space with soft furnishings, artwork, and decor to make it look real and lived-in
   
   

The Outcome
